Landlord Accreditation

Choice Lettings works closely with the Rochdale Landlord Accreditation Scheme which recognises reputable landlords whose properties are in a satisfactory condition and hold the relevant gas safety certification. Many of our properties are accredited by the Local Authority and meet the government’s Good Homes Standard.

Tenant Information

When you have found your dream home to rent please read the following information carefully. For any enquiries about renting a property with Choice Estates, please contact us.

  1. Once you have found a suitable property, the first stage is to fill in and sign the tenants ‘Terms of Business’ and return them to Choice Lettings.
  2. You will then need to pay a ‘Holding Deposit’. The holding deposit is paid to reserve the property for up to 15 days. The payment is equivalent to 1 weeks rent and upon a successful application, will be allocated towards the first months’ rent.
  3. We will then arrange to do a credit check on all applicants, contact employers for a work reference and your current landlord for a landlord reference.
  4. Once you have successfully completed your credit checks and references, a date can be arranged to move in to the property.
  5. Once you have agreed a date to move in to the property, you will be asked to pay the remainder of your first month’s rent and the security deposit in advance prior to, or on your move in day. Keys will not be released until all payments are received in cleared funds.
  6. The tenancy will be for a minimum of 6 months in duration. During this time, Choice Lettings will carry out regular property inspections of the property to ensure it remains in a satisfactory condition.
  7. All tenants must have Tenant Liability Insurance in place prior to the commencement of the tenancy. This is a compulsory requirement and tenants will be asked to provide a copy of the policy.

Information for unemployed applicants

In April 2008, the Housing Benefit system was changed. It is now called Local Housing Allowance and each area has a fixed amount of benefit depending on the tenant’s personal circumstances. Have you checked your Local Housing Allowance entitlement?

Rent to income chart

A tenant must earn a gross income (income before tax) of at least 2.5 times the rental figure. In the case of a joint tenancy, the combined gross income of both tenants must be at least 2.5 times the rental amount. Otherwise, a guarantor must be provided whose gross income is at least 3 times the rental figure.
